Can Joint Property Owners Qualify for a Dubai Golden Visa? Rules Explained for 2026

Buying a property together in Dubai is an exciting step towards securing your family’s future. But did you know that how you structure the ownership can also influence your Golden Visa eligibility?

When it comes to the Dubai Golden Visa, joint property ownership requires careful planning. The value of each owner’s share determines whether they can qualify independently, while family sponsorship may offer another route. Understanding these options before purchasing can help you make the right investment and residency decisions for your family.

Can joint property owners qualify for a Dubai Golden Visa?

For two independent investor applications, assess each person’s ownership separately. GDRFA Dubai, the emirate’s immigration authority, expressly requires an applicant’s share in jointly owned property to be worth at least AED 2 million.

The official GDRFA investor rules describe renewable 10-year residence and the individual-share test. They require DLD-certified property-value evidence; an approved valuation may be accepted. A selling agent’s price estimate alone is not an eligibility decision.

Golden Visa property ownership requirements: three examples

These calculations illustrate the published individual-share test, assuming accepted values and no mortgage. They do not decide a spouse-combination request or guarantee approval.

Property and splitEach owner’s position
AED 2 million, 50:50AED 1 million each. Neither meets the individual-share test.
AED 3 million, two-thirds and one-thirdAED 2 million and AED 1 million. Only the larger share meets the threshold.
AED 4 million, 50:50AED 2 million each. Both meet the ownership-value threshold.

Bring the proposed ownership percentages and title-deed details to the eligibility assessment. For related documentation, see our property investor requirements guide.

What changes for spouses, relatives and business partners?

Independent eligibility and spouse sponsorship are different applications. DLD’s Golden Visa investor service permits an eligible holder to sponsor a husband or wife. The sponsored spouse applies as a family member, without a separate qualifying property investment.

The official pages reviewed do not expressly confirm a general exception allowing spouses to combine smaller shares for one main investor application. Do not treat the individual-share examples above as a definitive refusal of every married couple’s case, or assume that marriage automatically permits pooling. Obtain written confirmation from DLD or GDRFA for the proposed title-deed split before relying on that arrangement.

For siblings or business partners, do not assume that a spouse sponsorship provision applies. Ask for each person’s proposed residence category to be assessed separately.

Can you use a mortgage or more than one property?

Mortgaged property is accepted in the published guidance, but financing does not automatically establish eligibility. DLD’s service description asks for bank evidence of AED 2 million paid; its terms also require a bank no-objection letter showing the paid amount and outstanding balance.

Before committing to a mortgage, ask the processing centre to confirm how those requirements apply to your registered share and loan. Do not assume that an AED 2 million purchase price or bank loan alone satisfies the paid-amount requirement.

GDRFA allows one or more properties to support an application. For example, two wholly owned apartments with accepted values of AED 1 million each reach AED 2 million in total. Have the ownership and valuation evidence checked together.

Dubai property investor visa eligibility: documents and the shorter route

DLD’s core investor documents include a passport, title deed, photograph and UAE ID and current residence permit where applicable. Family requirements include a certified marriage contract and health insurance, with certified birth certificates for children. Ask for a checklist for each applicant.

The separate DLD Investor Residence Application (Taskeen) issues a two-year permit. Its current terms distinguish sole ownership, for which the page states no minimum property value, from joint ownership, for which the applicant’s own share must be at least AED 400,000. That figure is a Taskeen co-owner condition, not a reduced Golden Visa threshold.

The Taskeen page also requires a Dubai Good Conduct Certificate. Confirm financing conditions, accepted share value and the full application requirements directly with the Taskeen centre; meeting a value test alone does not guarantee issuance.

Buying property together? Check eligibility before you sign

Before paying a deposit, request a written assessment identifying the main investor, any sponsored family members, the accepted value of each share and the documents needed for a mortgage or spouse-combination request. Keep that assessment with the proposed ownership documents.

Frequently asked questions

Will one AED 2 million apartment give both spouses independent Golden Visas?

No automatic entitlement arises from putting both names on the deed. Dubai Golden Visa joint property ownership must be assessed for the intended application type; use the individual-share examples above for independent investor applications.

Can my spouse join me without buying a separate property?

Yes, an eligible main holder can apply to sponsor their spouse. This is family residence, rather than a second independent investor qualification.

Can spouses combine their ownership shares?

The official pages checked do not clearly establish a general pooling exception. Submit the exact title-deed arrangement for written confirmation before buying or restructuring ownership.

Can I combine several properties?

Yes, as outlined above. Prepare a schedule showing each property’s ownership percentage, accepted value and financing so the authority can assess the complete portfolio.

Can I apply if the property is mortgaged?

Potentially. Obtain the bank documents described in the mortgage section and confirm the paid-amount requirement for your case before relying on eligibility.

Does an AED 400,000 share qualify for a Golden Visa?

No. That joint-share figure belongs to the separate two-year Taskeen service. Choose the residence route first, then request its current checklist.

Does meeting the property-value threshold guarantee approval?

No. Ownership, valuation, financing and personal documentation still need assessment. Avoid making a purchase conditional only on a sales agent’s verbal visa assurance.

Who should confirm the plan before we sign?

Ask DLD or GDRFA, through the relevant authorised service centre, to confirm the residence position. Ask a qualified UAE lawyer to review ownership rights and any proposed changes to the title deed.
